Property Caretaker (Apartment Community)

Location & Work Model

On-site – Sioux Falls, SD

Schedule

Full-time; Monday–Friday daytime hours

No regular weekends; occasional weekend rotation may be available/negotiable

Salary Range

$16–$18/hour

About the Company

Real Property Management Express manages residential communities across the Sioux Empire. The team focuses on maintaining clean, well-run properties and providing a consistent, high-quality experience for residents.

The Role

This role is responsible for maintaining the cleanliness and overall appearance of a large apartment community consisting of four buildings and 300+ units. You’ll work independently while also collaborating with the on-site property management team to keep the property organized, stocked, and well maintained. The work is steady, structured, and focused on consistency and attention to detail.

What You’ll Do

  • Maintain cleanliness of interior common areas, including hallways, entryways, and shared spaces
  • Sweep, mop, dust, remove trash, and complete daily upkeep tasks
  • Keep parking lots, sidewalks, and outdoor areas clean and presentable
  • Manage trash collection and disposal across the property
  • Perform light groundskeeping, including weed control and basic upkeep
  • Follow a consistent cleaning routine to ensure all areas are covered
  • Monitor and restock cleaning supplies; coordinate with the team on inventory needs
  • Identify and report small issues before they become larger problems

What We’re Looking For

Required Qualifications

  • Valid driver’s license
  • Ability to work independently and stay organized throughout the day
  • Strong attention to detail and consistency in completing tasks
  • Comfortable using a smartphone for basic communication and task tracking
  • Ability to perform physical work (standing, walking, lifting, bending regularly)

Preferred Qualifications

  • Prior custodial, janitorial, or groundskeeping experience
  • Experience working in apartment communities or multi-unit properties
  • Familiarity with cleaning equipment and supplies
